MARKET 2017

  • National take-up of 785,000 m² over 873 deals, which means a rise of 8 % compared to 2016
  • A record year from the last decade. Antwerp has seen an absolute record with take-up of almost 200,000 m² thanks to some great new office projects
  • Investment market 2017: 51 % in offices (this is the same compared to 2016) thanks to a number of large deals, including the Engie-towers, Square de Meeûs 8 and the Zuiderpoort. In Belgium, the market remains limited mainly to Brussels, and, in contrast to neighbouring countries, has attracted fewer investors compared to 2016

Vision 2018

Location, location, location ... Location is still crucial (for now) when searching for the right office space. The success of offices at train stations remains a fact! Office buildings in city centers are finding it increasingly difficult to find a good solution because of the poor accessibility by car and the very limited parking ratio.

Co-working is gradually becoming more and more common for both owners and customers who are more flexible regarding this 'creative' interpretation. What was primarily the location for startups and freelancers, has now become the solution for big Tech. The three growth factors behind the rapid expansion of the co-working sector according to Adam Neumann, founder of WeWork, are the continued growth of the starter culture, a flexible workforce fueled by technology and the millennials generation.

  • In view of the ever-growing economy in 2018, we expect an increasing demand for office space in Flanders. Speculative office projects will bring balance to the rising demand.
